Building Overview

Constructed in 2001, the Building incorporates a 3 storey structural steel frame and is clad with buff architectural precast panels, aluminum framed curtain wall, and shaded/reflective low “E” glazing. The building overlooks the 18th fairway of the Marshes Golf Course, and the site is heavily landscaped incorporating rock walls and water features.

The Building’s interior includes a 3 storey glass atrium in the main lobby with an open staircase to the 2nd floor. Vertical circulation is provided through 3 hydraulic elevators and open architectural staircases. The Building was constructed with a common loading dock c/w dock leveler. The Building is fully sprinklered with and addressable fire alarm system with remote monitoring. The Building is equipped with a card access entry system that is monitored and controlled by a central security centre.

HVAC and electrical systems have been significantly upgraded to allow for “call centre” usage, including auxilliary power and cooling for data centre capabilities. HVAC is provided through packaged roof top units totaling 600 tons c/w with variable speed drives and humidification. VAV distribution is controlled via a central building automation system. Heating is provided through radiant panels located around the perimiter of each floor.
