Building Overview

Constructed in 2000/2001, this black glass curtain wall, class A office building is located on a lake overlooking the Marshes Golf Course. Views from all angles of the building are spectacular, encompassing the golf course, Ottawa River and Gatineau Hills.

The Building’s interior was designed with a contemporary look and feel incorporating pink and black granite, a backlit stretch wall in the lobbies, and ceramic tiles in the washrooms. Each floor consists of two 20,000 square foot wings with a centre core, making it desirable for larger single tenant users looking for large blocks of contiguous space. However, each floor can easily be configured to accommodate a multi-tenant layout.

Building design includes barrier free access, 3 high speed traction drive elevators (2 passenger, 1 shipping) with stainless steel doors, and a common loading dock c/w dock leveler. The Building is fully sprinklered with an addressable fire alarm system with remote monitoring. The Building is equipped with a card access entry system that is monitored and controlled by a central security centre.

The Building is completely heated and air conditioned with four 150 ton cooling capacity rooftop mounted packaged units. Common high pressure loop circulation and zoning for Variable Air Volume (VAV) distribution – controlled by Direct Digital Control System. Heating is provided by terminal re-heat on perimeter VAV boxes. Valved and capped glycol coolant lines provided in ceiling space of each floor for potential future additional cooling capacity through a roof mounted dry cooler.
