The Building Operator – Level 1 will report to the Technical Operations Supervisor/Manager and will be responsible for the maintenance and day-to-day operations of a designated commercial real estate property or property portfolio.
General Responsibilities
- Liaise with Tenant contacts on a regular basis to establish and maintain a healthy working relationship;
- Respond to and complete, in a timely manner, all Tenant service requests;
- Responsible for the appearance of the property and safety and convenience of the tenants and clientele at all times;
- Ensure that all main entry doors are in proper working order and access is clear;
- Liaise with contractors, assist in providing supervision of all trades servicing the building equipment/systems;
- Complete property inspections in accordance with the inspection frequency schedules;
- Maintain all appropriate logs and manuals as required;
- Ensure all mechanical and electrical rooms are clean and tidy;
- Perform repairs to plumbing fixtures (sinks, toilets, urinals, etc.);
- Conduct daily inspections of buildings, make recommendations and implement improvements in consultation with the Property Manager and Technical Operations Supervisor, of operational tasks and repairs that are required to the property;
- Assisting senior building operators with maintenance tasks as required;
- Provide after-hours coverage of designated properties on a rotational basis with other building operators.
- Maintain an appropriate and presentable personal appearance while on site performing required duties;
- Adhere to all Health and Safety policies and procedures while performing job duties.

Qualifications + Attributes
- High School Diploma/College Degree preferred;
- Familiar with various BAS systems, Angus Anywhere, and ability to review blueprints/drawing is considered an asset;
- Possess a mechanical/technical aptitude with ability to use a variety of hand and electric tools;
- Comfortable working at heights and in confined spaces;
- Ability to troubleshoot, multi-task, work under pressure and achieve quality results;
- Strong organizational and interpersonal skills with the ability to work in a team environment, or independently with minimal supervision;
- Valid Class G driver’s license;
- A Criminal Record Check will be a requirement of employment.

The Evening / Night Shift Lead will report to the Security and Emergency Service Manager and will be responsible for the supervision of the scheduled night shift security teams through the effective and successful management of labour, productivity, quality control and safety measures as established and set for the Security Department.
General Responsibilities:
- Building and maintaining positive relationships with tenants, contractors, visitors, patrons, and employees;
- Monitor CCTV systems, alarm systems and building management systems and respond as required;
- Mobile patrol of properties to preserve the protection of KRP Properties assets
- Report and investigate occurrences of accidents/incidence, complaints, criminal activity, and crisis situations;
- Act as a member of the Emergency Response Team, responding in cases of fire, flood, accident/incident, safety concerns and calls for medical assistance;
- Communicate concern with the security team and devise ways of improving the customer experience, including resolving problems and complaints;
- Directly responsible for Night Shift Security Team and Campground Security Team and their shift responsibilities;
- Respond to all alarm calls as requested from third-party security monitoring firms and tenants
- Co-ordinate and manage access of contractor’s and third-party security personnel to tenant’s
- space
- Oversee the campus fire monitoring system and contractor ‘hot work’ permitting process;
- Act as the primary responder to after-hours emergencies and maintenance calls to co-ordinate the appropriate remedial action with the appropriate resources
- Train, assign, schedule, and coach employees as required;
- Work closely with the Security and Emergency Service Manager to set and/or implement policies, procedures and systems and to follow through with implementation;
- Maintain shift hand-over documentation to ensure seamless knowledge transfer from the night shift to day shift;
- Communicate all operating policies and/or issues at department meetings;
- Implement and enforce and evaluate policies and procedures;
- Maintain a safe and healthy work environment by establishing, following and enforcing standards and procedures; complying with legal regulations.
- Adhere to all Health and Safety policies and procedures while performing job duties.

Qualifications & Attributes:
- High school graduate or post-secondary degree or diploma from a recognized university, college or institute preferred;
- Ideally a minimum of 3 to 5 years of related working experience;
- Previous supervisory and/or a role in training others is an asset;
- Knowledge of applicable health and safety legislation including the rights and responsibilities of staff and supervisors
- Strong planning, organizing and communication skills and demonstrated ability to work collaboratively in a team environment with internal and external customers
- Evening and weekend availability is required for problem resolution and after-hours projects

The Security Officer will report to the Security Team Lead in conjunction with the Security and Emergency Service Manager and will be responsible for the security, life safety and business continuity of the tenant population located in the company’s real property portfolio.
General Responsibilities:
- Building and maintaining positive relationships with tenants, contractors, visitors, patrons, and employees

- Correct and report any fire hazards or health and safety hazards
- Provide project management support;
- Respond to all emergency situations and provide First Aid and C.P.R. as required
- Monitor parking areas associated with KRP Properties.
- Answer alarms and investigate disturbances as reported through internal security systems and offsite 3rd party monitoring systems.
- Conduct tenant key control, audits, and maintain key control records
- Maintain computer records of all actions in a Daily Activity Report
- Liaise with emergency first responders as required.
- Liaise with KRP Properties Building Operators, Construction and Property Management team to ensure optimal effectiveness and efficiency throughout our properties.

The Marketing and Communications Manager will report to the Director of Leasing and will be responsible for the execution of the strategic marketing and communication plans for a commercial real estate portfolio of over 3 million square feet. This includes development and management of the annual marketing plan and budget, maximizing brand awareness via all platforms and communication internally while nurturing and maintaining collaborative working relationships within KRP. General Responsibilities:
- Plan, organize, direct, and evaluate the design, development and maintenance of Internet, Intranet and mobile applications to manage an organization's online presence including public relations, communications, commercial activities and social media management;
