The Building Operator – Level 1 or 2 will report to the Technical Operations Supervisor/Manager and will be responsible for the maintenance and day-to-day operations of a designated commercial real estate property or property portfolio.
General Responsibilities:
- Liaise with Tenant contacts on a regular basis to establish and maintain a healthy working relationship;
- Respond to and complete, in a timely manner, all Tenant service requests;
- Responsible for the appearance of the property and safety and convenience of the tenants and clientele at all times;
- Ensure that all main entry doors are in proper working order and access is clear;
- Liaise with contractors, assist in providing supervision of all trades servicing the building equipment/systems;
- Complete property inspections in accordance with the inspection frequency schedules;
- Maintain all appropriate logs and manuals as required;
- Ensure all mechanical and electrical rooms are clean and tidy;
- Perform repairs to plumbing fixtures (sinks, toilets, urinals, etc.);
- Conduct daily inspections of buildings, make recommendations and implement improvements in consultation with the Property Manager and Technical Operations Supervisor, of operational tasks and repairs that are required to the property;
- Assisting senior building operators with maintenance tasks as required;
- Provide after-hours coverage of designated properties on a rotational basis with other building operators.
- Maintain an appropriate and presentable personal appearance while on site performing required duties;
- Adhere to all Health and Safety policies and procedures while performing job duties.
- Complete any other duties as requested or required from time to time.

Qualifications & Attributes:
- High School Diploma/College Diploma preferred;
- Familiar with various BAS systems, Angus Anywhere, and ability to review blueprints/drawing is considered an asset;
- Possess a mechanical/technical aptitude with ability to use a variety of hand and electric tools;
- Comfortable working at heights and in confined spaces;
- Ability to troubleshoot, multi-task, work under pressure and achieve quality results;
- Strong organizational and interpersonal skills with the ability to work in a team environment, or independently with minimal supervision;
- Valid Class G driver’s license;
- A criminal record check will be a requirement of employment.

Senior Property Manager
The Senior Property Manager will act as the primary contact for tenants within their assigned portfolio of properties within the KRP Properties extensive portfolio of commercial holdings. They will also be responsible for all aspects of property management including daily operations, operating and capital budgets, service delivery, reporting and tenant improvement while consistently nurturing and maintaining strong collaborative working relationships within KRP as well as with external partners.
This role reports to the Vice President of Operations. Please note that this opportunity is for an in-office position at KRP’s headquarters in Kanata North, ON. Some travel may be required from time to time.
General Responsibilities:
- Prepare, monitor and control the annual operating budgets for the assigned portfolio to ensure that resources are utilized effectively, and operational needs and objectives are met;
- Collaborate with relevant stakeholders to evaluate capital assets and to make recommendations for maintenance, repair and replacement and inclusion within the annual capital budget;
- Collaborate with the VP of Operations and Director of Finance to ensure budget management and ongoing affordability;
- Create and implements annual facility management plans;
- With the support of operations staff ensure that building systems (HVAC, Life Safety Systems, etc.) within the portfolio of buildings are properly maintained to provide tenants with consistent and high-quality services;
- Act as the primary point of contact for the escalation of issues pertaining to the facilities within your responsibility;
- Resolve problems and/or conflicts and maintains open communication with the client including providing regular written and oral reports to ensure satisfaction;
- Ensure that all personnel, tenants and KRP staff, are conducting their responsibilities in accordance with company policy and governmental requirements;
- Mentor junior and intermediate staff to develop the department's expertise;
- Oversee maintenance, repair and construction activities and performance of internal technicians and service providers;
- Monitor all service requests to ensure within agreed upon scope and escalates to senior management, where required;
- Ensure purchase order and work order processing procedures are completed and up to date;
- Collaborate with relevant stakeholders to optimize assigned portfolio and continuously create value for the client;
- Responsible for ensuring compliance to all legislated, corporate and industry-related requirements and guidelines including but not limited to environmental, health and safety, and building standard requirements;
- Assist with account analysis and A/R collection;
- Identify and communicate potential areas to improve process efficiencies;
- Effectively collaborate interdepartmentally to provide KRP clients with the highest level of customer service possible;
- Complete any other duties as requested or required from time to time;

Qualifications & Attributes:
- Ideally a minimum of 5 to 10 years of related working experience;
- BOMA property management accreditation is required;
- Property management certifications or designations are considered an asset;
- Significant knowledge and experience in areas of property management, project management, engineering, architecture, construction management, construction practices, building codes, and other components of projects;
- Proficient knowledge of building systems and equipment;
- Expertise in the management of multiple priorities and work with minimal supervision in a rapidly changing environment while maintaining strong attention to detail and achieving deadlines and positive results;
- Proven leadership skills with experience managing a team of professionals, including employees and contractors;
- Strong planning, organizing and communication skills and demonstrated ability to work collaboratively in a team environment;
- Expert contract management and sub-contractor supervision abilities;
- Enhanced negotiation and decision-making skills;
- Strong interpersonal skills with a customer centric approach and a high degree of professionalism;
- Demonstrated flexibility and ability to work in a fast-paced environment;
- Creates and maintains a culture and environment that is open and respectful;
- Strong computer literacy and proficient with Microsoft 365 including SharePoint/Excel/Planner,
- Yardi and AutoCAD exposure is an asset;
- Thorough understanding of the applicable health and safety legislation;
- Evening and weekend availability is required for emergency resolution.

COVID – 19 Vaccination

The Night Security Officer will report to the Security and Emergency Services Manager and/or Night Team Lead and will be responsible for security, life safety, and business continuity of KRP assets within the company’s commercial real-estate portfolio.
General Responsibilities:
- Building and maintaining positive relationships with tenants, contractors, visitors, patrons, and employees
- Monitor CCTV systems, alarm systems and building management system and respond as require;
- Mobile patrol of properties to preserve the protection of KRP Properties assets
- Report and investigate occurrences of accidents/incidence, complaints, criminal activity, and crisis situations
- Act as a member of the Emergency Response Team, responding in cases of fire, flood, accident/incident, safety concerns and calls for medical assistance
- Correct and report any fire hazards or health and safety hazards
- Provide project management support;
- Respond to all emergency situations and provide First Aid and C.P.R. as required
- Monitor parking areas associated with KRP Properties.
- Answer alarms and investigate disturbances as reported through internal security systems and offsite 3rd party monitoring systems.
- Conduct tenant key control, audits, and maintain key control records
- Maintain computer records of all actions in a Daily Activity Report
- Liaise with emergency first responders as required.
- Liaise with KRP Properties Building Operators, Construction and Property Management team to ensure optimal effectiveness and efficiency throughout our properties.
- Adhere to all Health and Safety policies and procedures while performing job duties.
- Complete any other duties as requested or required from time to time.

Qualifications & Attributes:
- High School Diploma/College Degree preferred;
- Ideally a minimum of 2 years of related working experience;
- Must be available to work flexible work hours to accommodate working a variety of shifts as required (including overnight).

- Proficient use of Microsoft Office Suite (Word, Excel, SharePoint);
