Building Overview

The facility was constructed in 1994 with office and manufacturing expansions in 1997. The office building is comprised of two adjoining office towers constructed utilizing a poured concrete structure with brick pre-cast panels and curtain wall. The office has two cores complete with elevators, washrooms and service areas.

The light manufacturing / warehouse building is a steel frame structure with a flat built up tar and gravel roofing on a metal deck supported by open webbed steel joists; pre-cast panel and curtain wall exterior; double glazed thermo-panes, anodized aluminum frames; special floor coating over concrete floor. Column spacing is 30 feet by 30 feet, with a ceiling height of 24.5 feet.

The manufacturing portion of the facility has a partial basement housing 100 parking spaces and various storage spaces. The facility also has 648 outdoor parking spaces. There are 5 loading docks c/w automatic overhead doors and dock levelers.

The building is completely heated and air conditioned save for the loading dock area. Sixty five percent of the building is heated by gas with the balance electric. HVAC is provided through roof mounted packaged units, multi zoned constant volume distribution in manufacturing area, VAV distribution with DDC controls in office area. The facility is fully sprinklered.
